 Hello and thank you for visiting mdforeclosures4u.com, this website is about all types of homes, including foreclosures, short sales and regular resales.  Foreclosures are your best bet, they are everywhere including Severna Park, Pasadena, Arnold, you name a town, there's a foreclosure there.  The advantage of purchasing a foreclosed home is you'll get instant equity, sometimes as much as $100,000.  Many people believe that foreclosures need a lot of work, but that is not true, sometimes you only need carpet and paint, and if you're purchasing up to $100,000 below market value it makes it well worth it. 

When it comes to regular resales, today is a different market than it was a few years ago, today you want to put in an offer low enough to make the seller negotiate with you.  Negotiating is a very important process in today's market, it can be the difference of tens of thousands of dollars in your pocket.  Even though I help people purchase regular resales, I pride myself for getting them into a home below market value.  My goal is not only to get you the lowest purchase price, but to get your closing costs paid by the seller and helping you find a grant to get you into a home for very little.

The third type of home is a short sale.  The average short sale takes about 4-5 months just to get an answer, that is the reason only about 25% of short sales close.  If you have the time a short sale can be worthwhile, you can purchase below market value.
